I had to do some repairs (which they thoroughly explained when i agreed to buy it) and when I came to pay the balance I offered them a cash deal due to the repairs being a little harder than I thought they were going to be. I also explained that I was having difficulty paying all my bills on time (rent, utilities,etc) due to a recent work related injury and they completely understood and accept my cash offer.
